What Actually Happened
Before Monday's open, IREN announced new multi-year cloud services contracts worth $2.8 billion in total contract value with what it calls leading AI developers. On the back of that, it raised its year-end 2026 AI Cloud ARR target from $3.7 billion to over $4 billion, and said roughly 85% of that target is already under contract.
The disclosed customer roster spans both hyperscale names (Microsoft, Nvidia) and the AI startup ecosystem (Perplexity, Figure AI, Together AI, Fireworks AI, Fal AI, Hume AI, Fluidstack). That mix matters: this is not one whale that can walk away, and it's not a pile of speculative letters of intent.

Why the Stock Was Down 43% Before This
If the business is this good, why did the stock lose nearly half its value in a month? Because IREN doesn't trade on its contracts; it trades on the AI infrastructure narrative, and that narrative took two punches. First, reports that Meta plans to launch a commercial cloud business spooked everyone renting GPUs for a living: the fear is hyperscalers turning from customers into competitors. Meanwhile analysts were tripping over each other to slap big targets on it: Bernstein at $100, Jefferies initiating at Buy with $79, while the stock traded in the high $30s in early July. When Wall Street targets sit 100%+ above spot, that's not a signal the stock is cheap; it's a signal nobody agrees what this company is.
The bear case worth taking seriously: ARR is run-rate arithmetic, not GAAP revenue in the bank. Contracts need data centers built, GPUs procured, and billions of capex financed before they become cash flow. Every dollar of that $4 billion target has a construction schedule and a financing plan attached.
Hype or Real?
Real, with an asterisk. Signed multi-year contracts with Microsoft and Nvidia in the counterparty column is about as far from a meme squeeze as corporate news gets. The asterisk is that the stock's 43% drawdown proves fundamentals are not what's driving the tape day to day. Sentiment is. You can be right about IREN's business and get carried out on the position anyway.
